Trenchless Pipe Repair
Generally, when a mechanical problem occurs with your sewer line, you have to excavate the area and replace it, which tears up your landscape. Even worse: when you have problems with the drain lines under the slab foundation, and have to remove your flooring and break up the slab to repair or replace the pipe.

Pipe relining places a new lining inside your existing pipe, eliminating the need of extensive excavation. It is like installing a brand new line, but with none of the hassles of the past. Based on laboratory tests, the lining will last longer than the original pipe!

Pipe bursting is another method of pipe replacement without digging up the yard and landscaping. This system literally bursts the old pipe apart and lays a new pipe in its place. This method requires two points of access to the existing sewer line. Hydraulic equipment pulls the new line into place and the connections are made at each end. No more digging up the front yard and/or driveway!

Tankless Water Heaters Gaining in Popularity

Tankless water heaters have been in use in Europe and Asia for over 20 years.  They are just starting to gain wider acceptance and use in the United States. Tankless water heaters are more energy efficient than traditional tanks because they heat water as it is used, rather than heating and re-heating water in a storage tank.  They are also common in Europe and Japan in large part because they take significantly less physical space.

We have found that our customers that have installed tankless water heaters have been very pleased.  We install most brands of tankless water heaters including both indoor and outdoor units.  A customer service representative can also help you decide which unit would work best for you.

Tankless water heaters are gaining in popularity in the U.S. for several reasons:

Endless Hot Water

Since a tankless unit heats on demand, hot water will not run out.  This is especially useful for large families or for homes with larger hot water demands - for example homes with a soaking tub or spa system are often good candidates for a tankless system.  If you are considering upsizing your tank from 40 or 50 gallons to 66 or 80 gallons, we strongly recommend you also consider a tankless hot water heater.

While traditional hot water tanks are compared based on gallon capacity, recovery rate and first hour rating, tankless hot water heaters are compared based on flow rate.  As long as the home uses hot water at a flow rate below the tankless heater's maximum flow rate, there is no "recovery"; first hour usage is for practical purposes unlimited. 

Flow rates for residential tankless hot water heaters are measured in gallons per minute based on a given heat rise (typically 25 or 50 degrees) and range from 4 gallons per minute to 8 gallons per minute.  A unit that heats 4 gallons per minute can handle a shower plus one appliance operating at the same time.  A unit with over 7 gallons per minute can typically handle two showers and a large appliance. 

Important to note: Tankless units do not provide instant hot water" as hot water still takes time to flow from the unit to the tap or shower.

Space Saving

The footprint of tankless units is much smaller freeing up additional space in the home or garage. 

Energy Efficient

The most efficient traditional gas tanks today currently operate at 62% efficiency.  Efficiency is a measure of heat transfer from the energy source to your hot water.  Tankless units typically operate at over 80% energy efficiency.  Tankless units further save energy because water is not constantly heated, cooled and re-heated within a storage tank.  And while efficiency for traditional tanks can decline over time as sediment builds up in the unit, tankless hot water heaters maintain their efficiency over time. 

Overall, a consumer who uses the same amount of hot water can save between 30-60% of their water heating energy costs assuming they do not change their water usage habits.  Annual energy costs for heating water in the typical home range from $150-400 per year but this varies widely.

Tankless units can often last two times the life of a traditional tank. 

Home Resale Value

In some cases, home owners may be able to recover the cost of a tankless installation as a tankless hot water heater may increase the sale value of your home.

What Size Tankless Unit Should I Purchase?

Currently most major tankless water heater manufacturers make several sizes of tankless water heater.  Unlike traditional tanks, tankless water heater sizes are measured by their per minute flow rate rather than by their gallon capacity.  Typical flow rates for most major brands range from four to eight gallons per minute (or GPM). 

In our experience, smaller four to five GPM units are suitable for studio apartments and small one bathroom homes or other application specific needs.  For homes with two bathrooms or more, we strongly recommend installing a six to eight GPM unit as these units can typically service two or three applications at the same time.  For very large homes, there are other options including installing multiple tankless units at the same location.

How much will it cost to install a tankless unit?

Cost to install a tankless unit varies greatly.  We usually must perform an estimate in order to determine total cost.  However, total cost generally ranges from $2,000-4,500 installed.  

In order to install the unit properly you must have gas or propane and we typically must:

  • Run a dedicated gas line to the unit because tankless units typically require up to 200,000 BTUs at full fire. 
  • Install category 3 stainless steel venting.  This may require us to relocate the unit to an exterior wall or outside. 
  • Install additional piping if we need to relocate the unit. 
  • Run dedicated power to the unit.  Please note in the event of a power outage, the unit will not provide hot water without power.  However, we can install a backup battery system if you require it.

If you already have a tankless water heater properly installed or if your home is newly constructed and set up for a tankless unit, cost of installation drops significantly!

WHAT IS A PLUMBER:

The word plumber dates from the Roman Empire. In Roman times, some roofs were made of lead, or plumbum in Latin (hence the periodic table of the elements symbol of 'Pb' for lead). Lead roofs were waterproof, and the workers on such roofs were what are now called "plumbers". Roman baths later used lead for piping and for the main baths. Thus, a person with expertise in working with lead was known as a Plumbarius, eventually shortened to plumber.

Plumbers in the United States Each state and locality may have its own licensing and taxing schemes for plumbers. There is no federal law establishing licenses for plumbers.

ABOUT PLUMBING:


Plumbing (from the Latin plumbum for lead) is the skilled trade of working with pipes, tubing and plumbing fixtures for drinking water systems and the drainage of waste. A plumber is someone who installs or repairs piping systems, plumbing fixtures and equipment such as water heaters. The plumbing industry is a basic and substantial part of every developed economy due to the need for clean water, and proper collection and transport of wastes.

Plumbing also refers to a system of pipes and fixtures installed in a building for the distribution of potable water and the removal of waterborne wastes. Plumbing is usually distinguished from water and sewage systems, in that a plumbing system serves one building, while water and sewage systems serve a group of buildings or a city.

PLUMBING HISTORY
Standardized earthenware plumbing pipes with broad flanges making use of asphalt for preventing leakages appeared in the urban settlements of the Indus Valley Civilization by 2700 B.C. Plumbing originated during the ancient civilizations such as the Greek, Roman, Persian, Indian, and Chinese civilizations as they developed public baths and needed to provide potable water, and drainage of wastes. Improvement in plumbing systems was very slow, with virtually no progress made from the time of the Roman system of aqueducts and lead pipes until the 19th century. Eventually the development of separate, underground water and sewage systems eliminated open sewage ditches and cesspools.

PLUMBING MATERIALS
Water systems of ancient times relied on gravity for the supply of water, using pipes or channels usually made of clay, lead or stone. Present-day water-supply systems use a network of high-pressure pumps, and pipes are now made of copper, brass, plastic,or other nontoxic material. Present-day drain and vent lines are made of plastic, steel, cast-iron, and lead. Lead is not used in modern water-supply piping due to its toxicity. The 'straight' sections of plumbing systems are of pipe or tube. A pipe is typically formed via casting or welding, where a tube is made through extrusion. Pipe normally has thicker walls and may be threaded or welded, where tubing is thinner-walled and requires special joining techniques such as 'brazing', 'compression fitting', 'crimping', or for plastics, 'solvent welding'.

FIXTURES
Plumbing fixtures are designed for the end-users. Some examples of fixtures include water closets (also known as toilets), urinals, bidets, showers, bathtubs, utility and kitchen sinks, drinking fountains, ice makers, humidifiers, air washers, crappers, fountains, and eye wash stations.

Plumbing installation and repair work on residences and other buildings generally must be done according to plumbing and building codes to protect the inhabitants of the buildings and to ensure safe, quality construction to future buyers. If permits are required for work, plumbing contractors typically secure them from the authorities on behalf of home or building owners.

Irvine is an incorporated city in Orange County, California, United States. It is a planned city, mainly developed by the Irvine Company since the 1960s. Formally incorporated on December 28, 1971, the 69.7 square mile (180.5 km˛) city has a population of about 209,806 (as of January 1, 2008). It has annexed in the past an undeveloped area to the north, and has also annexed the former El Toro Marine Corps Air Station, most of which is planned to be converted into the Orange County Great Park.

Because of its good schools, jobs and housing, the city was chosen in 2008 by CNNMoney.com as the fourth best place to live in the United States. In June 2008, the Federal Bureau of Investigation reported that Irvine had the lowest violent crime rate (four homicides, 17 rapes, 50 robberies and 55 aggravated assaults in 2006) among cities in the United States with populations of more than 100,000, and in August 2008 the Census Bureau ranked Irvine as having the seventh highest median income among cities in the United States with populations of more than 65,000.

Irvine is home to the University of California, Irvine (UCI), Concordia University, the Orange County Center of the University of Southern California, and the Irvine campuses of Alliant International University, California State University Fullerton, and Pepperdine University. Irvine Valley College, a community college, is also located in the city.

Irvine is home to a number of corporations, particularly in the technology sector.

A planned city

The layout of Irvine was designed by Los Angeles architect William Pereira and Irvine Company employee Raymond Watson, and is nominally divided into townships called villages. The townships are separated by six-lane streets. Each township contains houses of similar design, along with commercial centers, religious institutions and schools. Commercial districts are checker-boarded in a periphery around the central townships.

Pereira originally envisioned an Atlantis-like circular plan with numerous man-made lakes and the university in the center. When the Irvine Company refused to relinquish valuable farmland in the flat central region of the ranch for this plan, the University site was moved to the base of the southern coastal hills. The design that ended up being used was based on the shape of a necklace (with the villages strung along two parallel main streets, which terminate at University of California, Irvine (UCI), the "pendant") . Traces of the original circular design are visible in the layout of the UCI campus and the two man-made lakes at the center of Woodbridge, one of the central villages.

All streets have landscaping allowances. Rights-of-way for powerlines also serve as bicycle corridors, parks and greenbelts to tie together ecological preserves. The greenery is irrigated with reclaimed water.

The homeowners' associations which govern some village neighborhoods exercise varying degrees of control on the appearances of homes. In more restrictive areas, houses' roofing, paint colors, and landscaping are regulated. Older parts of the Village of Northwood that were developed beginning in the early 1970s independent of the Irvine Company, have the distinction of being a larger village that is not under the purview of a homeowners' association. As a result, homeowners in the older Northwood areas do not pay a monthly village association fee; and its neighborhoods are generally not as uniform in appearance as those in other villages such as West Park and Woodbridge, the latter which, however, generally offer more amenities such as members-only swimming pools, tennis courts, and parks.

In addition to association dues, homeowners in villages developed in the 1980s and later may be levied a Mello-Roos assessment, which came about in the post-Proposition 13 era. For homeowners in these areas, the association dues coupled with the Mello-Roos assessment may add significantly to the cost of living in the city.

The Irvine Ranch played host to the Boy Scouts of America's 1953 National Scout Jamboree. Jamboree Road, a major street which now stretches from Newport Beach to the City of Orange, was named in honor of this event.

Economy

The majority of the Irvine's economic development is coordinated through the Destination Irvine program run by the Chamber of Commerce. The program provides information and assistance on business-related incentives, demographics, development standards and various services such as affordable housing and childcare, schools.

Irvine is also used as a location for film projects. The city government grants free or low-cost filming permits and offers location information to prospective productions.

ABOUT ORANGE COUNTY:

Orange County is a county in Southern California, United States. Its county seat is Santa Ana. According to the 2000 Census, its population was 2,846,289, making it the second most populous county in the state of California, and the fifth most populous in the United States. The state of California estimates its population as of 2007 to be 3,098,121 people, dropping its rank to third, behind San Diego County.
